Pre-Design

Consult with the client to determine project goals and objectives. Gather necessary information to determine the feasibility of potential spaces.


Programming

information, timeline, and define client preferences. Deliverables can include a programming questionnaire/ spreadsheet, sketches, floorplan bubble diagrams, schematic floorplan.


Schematic Design

Create a basic design for the shape and size of the space through rough sketches. Designers take all the information collected during programming and create a set of preliminary drawings.


Construction Documents

Create even more detailed and comprehensive drawings sufficient for submission to local authorities. This includes drawings, details, dimensions, notes, and technical specifications necessary for bidding, permitting, and construction. The architectural set developed by A1D must be accompanied by additional sets of drawings including mechanical, electrical, plumbing, and structural engineering drawings as deemed necessary.


Design Development

Refine and develop the design with more details and specifications. This can include, dimensioned floorplan with notes, dimensioned reflected ceiling plan with notes, selection of finishes, design, and drawings of built-in casework, and locating required power and data.


Bidding

A1D can assist the client to select a construction company to build the project through either a negotiated or a competitive bidding process.


Construction Administration

The final phase is watching the design come to life. Ensure their vision comes to life according to the CDs and specifications by monitoring the construction, answering questions, providing updates, and helping solve problems as they inevitably arise.
